Use our easy online resident portal to pay rent, set up automatic payments, submit work orders and check balances and messages from the property. Stay in the loop with monthly social events through the resident portal. We love compliments too.

Parents FAQS

Pensacola FL Student Housing for UWF & PSC

The rent includes a furnished private bedroom and private bathroom, water, extended cable package, hi-Speed internet, trash, water and electric, sewer, trash removal and standard pest control. As well as the enjoyment of the extensive 24 hour property amenities. Everything is included for one flat fee per month. Period!

Proof of renter’s insurance is required at move in. We are not liable for any of the resident’s belongings or their personal property. Renter’s insurance runs around $8-$13 per month. Please check local agencies, your home owner’s policy or contact the office for a preferred vendor.

The Next leases by the bed. You are only responsible for the resident you are co-signing for. Each person signs their own lease and is responsible for his/her rent portion, unlike conventional house with joint leases.

No worries. The majority of our residents are new to the area and don’t know anyone either. We offer a customized roommate service to match the resident with the best possible match. We take study habits, area of study, class range, and living habits along with an in depth questionnaire every applicant fills out into consideration.

Each apartment is furnished with bedroom, living room and dining room furniture. All kitchen appliances such as refrigerator, built in microwave, dishwasher, icemaker and full oven range are included in every unit. There is also a washer and dryer provided.

Linens, shower curtains, decorations and cleaning supplies are NOT included. We suggest communicating with your roommates (once assigned) to discuss who is bringing what.
